Verify before you pay

The buyer protection toolkit

A press report is a question, not an answer. Use these official portals and checklists to confirm the real position of any developer or project — then keep dated screenshots of what you find.

Right to Information (RTI)

2

Use RTI to ask an authority for sanctioned plans, approvals or OC/CC status. Pick the right portal: central-government bodies use RTI Online; Noida, Greater Noida and other UP bodies use the UP state portal (or a written application to the authority’s Public Information Officer).

Buying from abroad

Closing the distance for NRI buyers

If you cannot inspect in person, close the gap on purpose. The common risks and the fixes, side by side.

Common risks

  • Payment to a broker or third-party account
  • Only a partial receipt from the builder
  • No agreement after a large payment
  • Unit changed without written consent
  • An “assured return” that quietly stops
  • No registry; OC/CC never checked

Your checklist

  • Pay only the builder’s official account
  • Take full, stamped receipts
  • Check the RERA registration yourself
  • Appoint independent local verification
  • Confirm the OC/CC with the authority
  • Keep every chat and email

Next: confirm the OC / CC properly
