Bhutani Group: reported buyer issues and what to verify

What is on the public record, what the press has reported, and what buyers have told us — each labelled for what it is. None of it is a finding of wrongdoing. Use it to decide what to check, then check it at source.

Searches and investigations reported in the press are not court judgments. Nothing on this page establishes that any person or company has done anything wrong; everyone named keeps the presumption of innocence. Buyer-reported points are accounts we have received, labelled as such — they are not verified findings. Confirm the current position in official RERA, authority, court, tax and registry records before you act, and take professional advice.

How to read this page

January 2024 — Income-Tax searches on Noida developers

Press-reported

The Income-Tax Department searched several Noida real-estate groups, Bhutani Infra among them, at 37 premises, according to a PTI report. Later reports (February 2025) said about ₹1,500 crore in unaccounted cash had been found across four builder groups in total — a combined figure that is not attributed to any one company.

February 2025 — Enforcement Directorate searches

PendingPress-reported

The ED was reported to have searched premises linked to WTC Group and Bhutani Group in Delhi-NCR and Lucknow as part of a money-laundering inquiry. Reports said transactions of about ₹500 crore were examined at the Lucknow office; the ED had not officially confirmed that figure.

Bhutani Group said it was cooperating with the ED and that it has no connection with WTC Group (as reported on 1 March 2025).

Project by project: what is known

Each project with enough sourced material has its own page. Where we hold only undocumented accounts, we say so and publish verification steps instead of allegations.

We have received buyer accounts about these projects but have not published them, because we do not yet hold documents that meet our publication standard. If you have an order, RTI reply or registry record, tell us.

Part 3

Concerns buyers raise across several projects

Patterns in the accounts we receive. They are buyer-reported and general — not findings about any tower or project.

Buyer-reported

Replies slow down after payment

Buyers describe calls and emails going unanswered after a large payment, followed by new demands.

Do: write every request by email; escalate to RERA or a consumer commission with documents.
Buyer-reported

OC/CC not in place

Buyers say full OC/CC is pending for several towers, and some received emails about OC/CC whose accuracy they dispute.

Do: confirm the scope with the authority.
Buyer-reported

Unit changed without consent

Buyers report being offered a different unit or floor from the one allotted.

Do: compare allotment, agreement and sanctioned plan; RERA s.14 may apply.
Buyer-reported

Payments routed via brokers

Some buyers report being asked to pay part of the price in cash or to a broker, and receiving receipts for less than they paid.

Do: pay only the builder’s account; take a receipt for every payment.
Buyer-reported

Lease rent not passed on

Some owners say units were leased under arrangements they had not seen registered, and rent did not reach them.

Do: ask for the registered lease, the tenant’s name and rent-payment proof.
Buyer-reported

Assured returns that stopped

Buyers describe returns paid for a period and then paused while other charges continued.

Do: read how assured-return offers can mislead.
Part 4

Income-Tax notices: what buyers report and what to do

Notices that refer to cash payments

Buyer-reported

Some buyers who say they paid entirely by bank transfer have reported receiving Income-Tax notices that refer to cash payments in their names. We have not verified these accounts. A notice is a process, not a finding: it asks you to explain, and a clear, documented reply matters.

If you receive a notice

  • Don’t ignore it, and don’t panic. Note the deadline on the notice.
  • Log in to the Income-Tax portal and check “Pending Actions → e-Proceedings”.
  • Gather bank statements, receipts, the agreement, emails and broker messages for the deal.
  • Have a qualified tax professional with notice-response experience draft or review your reply.
  • From now on, pay only through banking channels and keep every record.

General information only, not tax advice. Tax matters turn on the exact notice and your documents.

Part 5

Individual buyer stories

We have paused publishing individual buyer stories. Each one will return only with the buyer’s written consent, after redaction so nobody can be identified, and after a document check. Until then, the patterns in Part 3 reflect what buyers tell us, without personal details.

If you shared your story with us before, your details are not shown anywhere on this site.

Part 6

What every affected buyer can do

A short playbook that applies whichever project you are in.

Verify before you pay

RERA registration for your phase, full vs partial OC/CC, the sanctioned plan and registry eligibility — for your unit.

Pay through banks only

Never cash, never a broker’s account. A receipt and GST invoice for every payment.

Get it in writing

A signed, registered agreement — and every promise on letterhead or email, not by phone.

Preserve evidence

Payment proofs, receipts, chats, emails, allotment letters, orders and any tax notice. Checklist.

Escalate formally

RERA, a consumer commission or the courts, with documents. Don’t pause on a verbal settlement promise.

Get qualified help

A real-estate lawyer for possession or refunds; a tax professional the moment a notice arrives.
