A calm, sourced place for property buyers
Real Estate Red Flags helps buyers and NRIs check before they pay. We collect what is publicly recorded or reported, explain the law in plain language, and show you how to verify everything yourself.
Replace fear and rumour with documents and rights
Most buyers lose leverage not because the law is weak, but because they act late, act on emotion, or act on a verbal promise.
- Explain the recurring patterns that put buyers’ money at risk.
- Point buyers to the official portals that show the real position.
- Explain RERA and consumer-law routes, carefully and without promising outcomes.
- Keep a dated, sourced record of reported regulatory actions — with the company’s side.
- Help affected buyers organise their evidence before they act.
Who this is for
- First-time and repeat buyers of residential and commercial property.
- NRI investors who cannot inspect a project in person.
- Existing allottees facing delay, refund, registry or OC/CC questions.
- Anyone weighing an “assured return” or pre-launch offer.
- Journalists and lawyers who want to check a published claim against its source.
Who runs this site
Real Estate Red Flags is an independent consumer-awareness project run from New Delhi by a small editorial team of property buyers and people who help buyers prepare their documents. It is not a law firm and does not represent anyone in court.
Editorial responsibility. Every page is approved by the site’s editor before publication. Any statement about a named company is reviewed against our publication rules before it goes live. You can reach the editor at RealEstateRedFlags@gmail.com.
Our interest — please read
People involved in running this site are themselves buyers in, or have helped buyers with, complaints and proceedings about some of the projects discussed here — including matters before UP-RERA and the courts. We tell you this so you can weigh our material with that in mind.
It is also why we hold ourselves to a stricter rule: we publish only what is in an official record, reported by a named mainstream outlet, or backed by a document we have seen — and we label which is which. Any company or person named here can reply or ask for a correction, and we publish their response.
From draft to page — and back again if we are wrong
Source first
Two independent sources, or one primary document (an order, registry entry or RTI reply), before a claim is drafted.
Label honestly
Each claim is marked official record, court finding, pending, press-reported, buyer-reported or insufficient information.
Legal review
Anything about a named company is checked for accuracy and fairness before publication.
Right of reply
The company’s stated position appears next to the claim wherever it exists, and any company can respond.
Date everything
Pages show when they were last updated; sources show their publication dates.
Correct openly
Errors are fixed and logged on the corrections page with the date and what changed.
